Joist protection: tape vs. liquid coating — and why we brush on a membrane.

The part of your deck frame that fails first is the top half-inch of every joist — the strip that catches drip-through, holds debris, and takes every screw. Builders protect it two ways: peel-and-stick tape, or a brushed-on liquid membrane. This brief explains what each method actually covers, where tape falls short, and why we coat joist tops with Liquid Rubber before a single board goes down.

The failure zone nobody stands on

Pressure-treated lumber resists rot — until water finds a path past the treatment. On a deck, that path is predictable: through the thousands of fastener holes in the decking, into the end grain at board joints, and along the flat tops of joists where water pools in the gaps between boards. Organic debris — leaves, pollen, dog hair — packs into those gaps and holds moisture against the wood for days after a rain.

The frame rots from the top down. Joist bellies and hanger connections can look sound from below while the top edge, where your decking screws in, has gone soft. By the time boards feel spongy underfoot, you're looking at a re-decking job at minimum — and often sistering or replacing joists that could have been protected for a fraction of the cost on build day. Butyl tape — good enough until it isn't

Peel-and-stick butyl tape over joist tops is the industry default. It's fast, it's cheap, and it's meaningfully better than bare wood. Run one continuous strip down each joist before decking, and you've covered the crown — the strip of wood that takes the most direct drip.

The failure isn't gaps between strips. Each joist gets its own unbroken run. The failure is what happens to that run over five, ten, fifteen years in service:

The adhesive dries out. Butyl is flexible when fresh. In service — heat from dark decking above, UV at joist ends, years of wet-dry cycling — the compound hardens, loses elongation, and stops moving with the wood. A stiff membrane on a board that still expands and contracts every season cracks, checks, and pulls away at the edges.

It delaminates from the lumber. Bond failure shows up first at tape terminations: joist ends, hanger cheeks, anywhere the strip stops on irregular grain. Once an edge lifts, water runs underneath the tape instead of sitting on top of it — and you can't see it because the decking is down.

Every screw is a puncture. Fresh butyl can seal around a fastener on install day. Years later, with boards seasonal movement and the adhesive no longer soft, those punctures become permanent holes in a membrane that's no longer self-healing. Water tracks down the screw shank into the joist exactly where the treatment was breached.

Re-decking ends the protection. Pull boards to replace surface decking and the tape comes up torn, compressed, or gone. Almost nobody re-tapes before laying the new boards. The frame goes unprotected for the second half of its life — usually the harder half.

Other honest limits: tape applied to lumber above 15% moisture or dusty from the yard often never bonds properly in the first place. Fish mouths and bubbles over crowned or twisted joists leave bare wood on day one. Tape only covers the joist crown — an inch and a half wide — not the full bay between joists where debris and moisture still collect on exposed framing. For a builder racing to finish before rain, tape is the rational choice. For a frame we expect to last 25 years under composite, it's protection with a known expiration date.

Liquid coating — a built-up membrane on the frame

A liquid rubber waterproofing coating is applied in place — brushed or rolled onto the wood, built up in multiple coats — rather than stuck on as a single factory layer. That matters because the membrane cures as a flexible film bonded directly to the lumber, without a peel-and-stick adhesive line that can dry out and release years later.

We use Liquid Rubber — a water-based, low-VOC coating designed for wood roof and deck applications. Brush or roll it on before decking, build up multiple coats per the manufacturer's dry-film thickness, and you get a flexible, UV-resistant layer that adheres to the wood and can be renewed at detail points where framing joints need extra attention. The manufacturer's application guide calls for a clean, dry surface (moisture content below 15% in the lumber), multiple field coats applied in alternating directions, and inspection between coats for pinholes or thin spots. On horizontal joist tops — a surface that ponds drip-through the same way a low-slope roof ponds standing water — the spec targets a built-up membrane roughly 60–80 mils thick, which typically means four to five heavy coats. Recoat windows are measured in hours, not days; full cure is usually 48–72 hours before decking goes down.

Detail work matters at joist-to-beam joints, hanger lines, and rim connections — the same places a roof would get extra attention. Where a crack or gap won't close with coating alone, the manufacturer recommends reinforcing with geo-textile fabric in a three-course method: sealant, fabric embedded wet, sealant over the top. That's overkill on every joist on a standard rectangle deck, but it's the right call at ledger-adjacent framing and anywhere blocking creates a joint that flexes.

Not a walking surface. Liquid Rubber's application guide is written for wood roofs — surfaces that get coated and then covered, not stood on. Joist tops under decking are exactly that: protected substrate, hidden from UV once boards are down, doing membrane duty for decades. Don't substitute deck-board coating for joist-top protection; the coverage rates and cure times are different, and the product isn't meant to be your wear layer.

When tape still has a place

We're not ideological about this. On a tight-budget ground-level rebuild where the joists are sound and the goal is five more years, tape beats nothing. On a retrofit where you can't strip the frame and re-coat before re-decking, tape is often the only practical option. But on new construction — every build we frame from scratch — the labor to brush joist tops is modest relative to the deck's total cost, and a built-up liquid membrane doesn't depend on a peel-and-stick adhesive staying soft for decades. Composite decking with hidden fasteners still leaves the frame exposed to the same drip cycle; the surface material doesn't change the physics underneath.

What we coat — and what we don't skip

Joist tops are the minimum. We also coat rim joists, beam tops, and blocking at guard posts — anywhere the drip line hits horizontal wood. We don't coat post bases or hanger seats; those need compatible metal and ventilation, not a rubber wrap (see TB-106). Coating happens after framing is complete and before decking: the last step that protects the structure, the first step that's invisible when the job is done.
